
Intercoastal Industrial Center
is a 205 acre industrial park located at the New Market, Maryland interchange of Interstate 70 in Frederick County, Maryland. The projected build-out of the park is approximately 2,500,000 square feet.
Zoning consists of 170 acres of General Industrial and 35 acres of Limited Industrial. The park is
served by public sewer and water, gas, electric, and telephone.
Core Development Group, Inc. is in the completion stages of infrastructure engineering and planning for the first Phase of development. Land development/infrastructure permits and approvals allow
for immediate construction. Frederick County has
completed construction of the Monrovia regional sewage treatment facility.

Currently planned are the following offering of products in the park:
Land Sale: Lots sized to meet the
user's requirements are for sale. Lot sizes range from less than 2 acres to more than 200 acres. All lots will receive utilities
fronting the lot and off-site storm water management.
Bulk-warehouse/distribution space: 100,000
to 200,000 sf front-loaded buildings with 28+ foot clear height; minimum bay sizes in the 12,000 sf range; rail and non rail-served.
Service center: 50,000 sf rear-loaded buildings; 24+ foot clear height; minimum bay sizes in the
4,000 sf range.
Industrial flex: 25,000 - 30,000 sf buildings;
20+ foot clear height; rear and front loaded, some ramped units, some drive-in units, some rear dock-loaded units; minimum bay sizes in the
3,000 sf range.
The above three products will be
quality tilt-up construction.
Build-to-suit: Core Development Group, Inc., maintains an experienced planning and construction team which will develop facilities to the specifications of each user. This development team is poised to meet the design and timing requirements of all product types.
The park has been planned around a reasonable set of controls governing the quality of site and facility construction. Such reasonable controls will protect the valuable real estate investments made by each owner in the park.
